This client originally approached us with the intention of constructing a garage to the front of their property although were concerned at the lack of utility space and wished for an ensuite and dressing area to their master bedroom.

Once surveyed and drafted we worked closely with our client to determine the priorities as it was clear that not all of their aspirations could be achieved within the confines of the site. These discussions focused our client and enabled us to determine the best solution for the property.

Subsequently, the bungalow was extended to the side to allow for a larger bedroom with attached dressing room and ensuite as well as to the front to provide utility space.

The extension is sympathetically designed and create a coherent property that strikes a good balance between function and form.

Further exterior works were completed to regain driveway space allowing them to enter and exit in a forward gear.

We prepared all the necessary drawings and associated documentation for a householder planning submission and once approved prepared all the building regulation documentation to allow them to find construct the proposal.

In conjunction with producing the building regulations documents we also produced a Party Wall Agreement due to the proximity of the extension to the boundary. In this case it was with a public right of way which required notice to be served onto the local council.
