THE BUILDING SAFETY ACT 2022

The Building Safety Act 2022 introduced significant changes to the construction industry, with a greater focus on accountability, compliance, and building safety.

As part of our project management service, we act as Principal Designer during the construction phase, helping to ensure your project meets all relevant statutory requirements and progresses in accordance with current legislation.

PARTY WALL AGREEMENTS

Where required, we prepare documentation in accordance with the Party Wall etc. Act 1996.

This legislation provides a framework for preventing and resolving disputes relating to party walls, boundary walls, and excavation works near neighbouring properties, helping to protect both you and your neighbours throughout the construction process.

SCHEDULE OF WORKS

We prepare a detailed Schedule of Works that clearly defines the scope and specification of your project. This includes key elements such as windows, doors, kitchens, bathrooms, heating systems, electrical installations, and joinery. The document also outlines recommended stage payments linked to construction milestones, ensuring clarity for both client and contractor.

Providing contractors with a comprehensive Schedule of Works alongside the Building Regulations drawings enables accurate, like-for-like quotations, helping you make an informed decision when selecting a builder.

This, along with a contractors tender can form the basis of a construction contract or JCT contract that we can fully administrate on your behalf.

CONSTRUCTION PHASE

During construction, we work closely with your chosen contractor to address technical queries, monitor progress, and help maintain quality standards throughout the build. We assess completed stages against the agreed Schedule of Works before recommending stage payments and review any proposed variations to ensure they are clearly understood and approved.

Upon completion, we coordinate final inspections, review the finished works, and prepare a snagging list where necessary to ensure outstanding items are addressed before final payment is made.

POST-CONSTRUCTION PHASE

Following completion, we help ensure that all relevant certifications and documentation have been obtained, including electrical, gas, oil, and solid fuel certificates where applicable. This provides reassurance that the project has been completed in accordance with the required standards and regulations.

Fees

Our project management services can be provided on either an hourly-rate basis or as an agreed fixed fee, depending on the nature and complexity of the project.

Unlike percentage-based fee structures, this approach offers a transparent and cost-effective solution while ensuring your development receives the professional oversight it requires.
