We were instructed by a previous client to manage the design, planning and building regulations to demolish an existing commercial premise into two luxury dwellings.
Due to the historic use, significant works were required to remediate contamination issues. We managed this process and ensured the contractor had all the information required to undertake this.
To further complicate this development a Duchy of Cornwall covenant was charged against the site meaning approval from the Duchy was required before works began.
The houses were designed to take architectural inspiration from the surrounding properties ensuring coherence and respect for the locality. To aid in visualising this development we produced 3D designs of the properties.
After working closely with our client in designing the property we submitted and managed the planning applications required as went on to produce full building regulation construction specifications.
The dwellings were constructed using a timber frame which ensured an efficient and comfortable home.
