‘Class Q’ is a sub-section of the General Permitted Development Order that allows for the conversion of agricultural buildings to dwellings (up to 5 units) via a prior approval application to the local authority (providing a barn is not within any of the protected land designations i.e. Conservations Areas, World Heritage Sites or Area’s of Outstanding Natural Beauty).
The prior approval process assesses highways, noise, contamination, flood risk, location and scope of building work to assess if the proposal meets the legislation within GDPO.
Broadly this requires any building to be of a sound construction and capable of conversion without the need to major re-building works (often a structural engineers report is required).
Extensions to the existing built form are not permitted under a Class Q although are possible via a further application or by initially applying for full planning permission (below).
